Selling a House in Bakersfield in Winter: What the Data Shows

Yes, you can sell a house in Bakersfield in winter, and fewer new homes come on the market to compete with yours. In December 2025 the Bakersfield-Delano metro had 520 new listings, the fewest of the year and about 45 percent fewer than May's 940, according to Realtor.com. The tradeoff is time: the median listing had been on the market 66 days in December, compared with 45 in May. Fewer new listings does not by itself mean a faster sale or a higher offer.
So winter is not a bad time to sell here. It is a different market, with fewer new listings, fewer homes going into contract and a slower clock. Here is what the local numbers show and how to plan around them.
What the Bakersfield numbers show, month by month
These figures come from Realtor.com's monthly housing data for the Bakersfield-Delano metro, which covers Kern County. They count listings, not closed sales, so they describe the market a seller walks into when the sign goes up. They cover the whole metro, so your part of town can run faster or slower. All numbers are for 2025, read October 29, 2026.
| Month (2025) | New listings | Homes for sale | Median days | Share with a price cut |
|---|---|---|---|---|
| March | 900 | 1,830 | 48 | 16.8% |
| May | 940 | 2,017 | 45 | 16.9% |
| August | 876 | 2,322 | 53 | 20.0% |
| October | 816 | 2,228 | 58 | 17.7% |
| November | 676 | 2,152 | 58 | 16.3% |
| December | 520 | 1,948 | 66 | 11.9% |
The pattern is not a one-year fluke. Averaged over 2023, 2024 and 2025, December brought about 507 new listings a month, against about 928 in May.
Fewer new listings is the real winter advantage
Every new listing is another home a buyer can choose instead of yours. In December 2025, 520 homes came on the market across the metro. In May there were 940. That means a buyer shopping in December saw far fewer fresh options each week.
Fewer new listings also pulled the total count of homes for sale down. Active listings went from a peak of 2,322 in August 2025 to 1,948 in December. That is still a lot of homes for a buyer to compare, so fewer listings helps most when your home is priced right and shows well.
Homes take longer to sell in December and January
The cost of selling in winter is the clock. The median listing in the metro had been on the market 66 days in December 2025, the longest of that year. In January 2026 it was 67 days. In May 2025 it was 45.
These are past numbers, not a promise of how fast your home will sell. Plan your move around them. If you need to be out by a set date, list earlier in the fall or build extra time into your next purchase. If you are selling to buy, read sell first or buy first in Bakersfield before you pick a listing date.
Are there still buyers in winter?
Yes. Realtor.com tracks pending listings, homes already in contract, against homes for sale. In December 2025 there were about 44 homes in contract for every 100 for sale in the metro. That was a little higher than August 2025 (about 41) and November 2025 (about 42).
Spring is still stronger. In April 2025 the figure was about 56 per 100. So winter has fewer buyers than spring, but relative to the homes on the market, December held up better than late summer did.
Do homes sell for less in winter?
The listing data shows a small seasonal dip in asking prices, not a collapse. Asking prices are not sale prices, so this does not answer what a winter seller actually receives. The median list price in the metro was $399,900 in December 2025, compared with $409,962 in June 2025, about 2.5 percent lower. Part of that is which homes list in each season, so it is not proof that the same house is worth less in December.
Price cuts were less common in winter, not more. Only 11.9 percent of listings had a price cut in December 2025, compared with 20.0 percent in August. The data does not say why. Some listings come off the market over the holidays, and a smaller share of price cuts does not prove stronger sale prices.

Where the market stands this fall
This winter starts with more homes for sale than last winter did. In September 2026 the metro had 2,443 active listings, up 6.7 percent from a year earlier, and the median listing had been on the market 58 days, according to Realtor.com. About 18.2 percent of listings had a price cut that month.
Rates moved down a little in October. Freddie Mac's weekly average mortgage rate was 7.24 percent on October 29, 2026, down from 7.40 percent on October 15, 2026. That is a national weekly average, and it does not tell any one buyer what they will pay. For more on how many homes are competing right now, see Bakersfield housing inventory.
How to sell a house in Bakersfield in winter
- Price it right the first week. Days on market run longer in winter, so a home priced above what similar homes sold for can sit through the holidays. Start where the sales say, not where you hope.
- Take photos in good daylight. Winter days are short and the valley haze can flatten pictures. Schedule photos for the brightest part of the day and turn on every light.
- Make it comfortable inside. Have the heater serviced and keep the house warm for tours. A cold house feels empty.
- Keep the outside clean. Rake leaves, trim the yard and keep walkways clear. Light holiday decor is fine. Keep it simple so buyers see the house.
- Plan around the holidays. Decide ahead which days you can allow tours around Thanksgiving, Christmas and New Year's, so serious buyers are not turned away.
- Ask escrow about property tax timing. Kern County's first property tax installment goes delinquent after 5 PM on December 10. If you close near that date, ask your escrow officer how it will be paid and prorated. The dates are in Kern County property tax due dates.
- Know your costs before you list. Your net is what matters. See what it costs to sell a house in Bakersfield.
Should you wait until spring?
It depends on what matters more to you, speed or less competition.
- List in winter if your home is ready, you want fewer competing listings, and you can give it time to sell.
- Wait for late winter or spring if your home needs work. Use the slower months to fix, paint and prep. In 2026 the median days on market fell from 67 in January to 47 in February, though one year is not a rule.
- Do not wait just for spring buyers if spring means listing next to more sellers. New listings in the metro climbed from 820 in February 2025 to 930 in April 2025.

Common questions
Is December a bad month to list a house in Bakersfield?
No. December 2025 had the fewest new listings in the metro all year, 520, so fewer new homes compete with yours. Listings do stay on the market longer, with a median of 66 days that month, so plan for the time.
Do houses sell for less in winter in Bakersfield?
Asking prices dip a little. The metro's median list price was about 2.5 percent lower in December 2025 than in June 2025, and part of that is the mix of homes listed. Your price depends on what similar homes near you sold for.
How long does it take to sell a house in Bakersfield in winter?
Expect longer than spring. The median listing in the Bakersfield-Delano metro had been on the market 66 days in December 2025 and 67 in January 2026, according to Realtor.com, compared with 45 days in May 2025.
Should I take my house off the market over the holidays?
Usually not if it is already listed and priced right, since homes were still going into contract in December 2025. Limit tour days around the holidays instead of pulling the listing.
When does the market pick up after the holidays?
It varies by year. In 2026 the median days on market in the metro dropped from 67 in January to 47 in February, and in 2025 new listings rose from 820 in February to 930 in April, according to Realtor.com.
