Selling a Home in Bakersfield: Your Questions Answered

If you're thinking about selling your Bakersfield home, now or a year from now, these are the questions sellers ask me most. The answers cover price, costs, repairs, disclosures, offers and taxes. Market figures are from Redfin for Bakersfield, September 2026, and they change.
How much is my Bakersfield home worth?
Your home is worth about what similar homes nearby recently sold for, adjusted for condition and timing. Not what you paid, not what you owe, and not what a neighbor is asking. A good comparison uses homes that closed recently, close by, and similar in size, bedrooms, bathrooms, lot, age and condition. Then it adjusts for things like a pool, solar, garage and upgrades.
How fast are homes selling in Bakersfield?
The median home in Bakersfield sold in 39 days in September 2026, according to Redfin. Sellers got a median 99.1% of list price, 29.9% of homes sold above list, and 32% of homes had a price cut. Those numbers move every month, so ask me for the current ones near your home.
How much does it cost to sell a house in Bakersfield?
Your costs to sell usually include:
- Real estate commissions, which are negotiable and not set by law
- Escrow and title fees, so ask for real quotes
- Documentary transfer tax
- A natural hazard disclosure report
- Your share of property taxes and any HOA dues
- Anything you agree to with the buyer, like repairs, credits or buyer's agent pay if you offer it
Ask for a seller net sheet before you list, not at the end. Your escrow officer gives the exact figures.
What is the transfer tax when selling a home in Bakersfield?
The documentary transfer tax totals $1.10 per $1,000 of the sale price, which is about $462 on a $420,000 sale. The City of Bakersfield's portion is credited against the county tax, so the total stays $1.10 per $1,000. Your escrow officer confirms the exact amount.
Can I sell a house with leased solar?
Yes, but your options depend on the contract and the buyer's lender. If your solar is owned and paid off, it can help. If it's leased or on a power purchase agreement, the buyer may take it over, or you may need to pay it off. Pull your solar contract and read the transfer terms before you list.
Does a PACE or HERO loan affect selling my home?
Yes. If you financed solar, a roof, windows or AC through your property tax bill, that's a lien on your home. FHA will not insure a loan on a home with one, and many lenders want it paid off at closing. Find it early so it doesn't stall your escrow.
What should I fix before selling my house?
Fix safety and function first, and skip big remodels. Here's how I sort it:
- Fix: roof leaks, AC that can't keep up, plumbing leaks and electrical hazards. Buyers touring in a Bakersfield summer notice the AC.
- Consider: deep cleaning, decluttering, neutral paint where needed, a tidy front yard and small broken items.
- Skip: a full kitchen or bathroom remodel before listing. You may not get the money back.
What disclosures do I need when selling a home in California?
California requires a Transfer Disclosure Statement and a Natural Hazard Disclosure. You also need smoke alarms, carbon monoxide alarms and a braced water heater with the statements that go with them, and a lead paint disclosure if the home was built before 1978. The standard contract adds a Seller Property Questionnaire. Disclose anything you know, and when in doubt, disclose it.
What should I ask a listing agent before I sign?
Ask how they got their price and ask to see the sales behind it. I'd also ask:
- What is my estimated net at that price?
- What's the plan for the first two weeks, and what if there are no offers?
- What is your commission, what does it cover, and what is negotiable?
- How often will you update me, and how?
- Will you also represent the buyer, and what would that mean for me?
Ask me the same questions. I'll answer every one in writing.
Should I take the highest offer?
Not always. The best offer is the one that nets you the most and is most likely to close. A higher price with large credits and a long loan timeline can net less than a lower cash offer with a short inspection window. Ask for a side by side net on every offer before you answer any of them.
Do I pay taxes when I sell my house in California?
Maybe not on the gain, if it was your main home. If you owned and lived in it two of the last five years, you may exclude up to $250,000 of gain, or $500,000 if married filing jointly. Escrow may also hold 3 1/3% of the price for California taxes unless you qualify for an exemption. Talk to a tax professional about your situation.
