Moving to Tehachapi in 2026: Prices, Commute and Insurance

Moving to Tehachapi in 2026 means a higher median asking price than the Bakersfield area, more homes to choose from than a year ago, a longer commute for many working residents, and a home insurance question to answer before you write an offer. In September 2026, Realtor.com counted 277 homes for sale in the Tehachapi 93561 ZIP code, the most for any September since 2016.
One note on the numbers: the 93561 ZIP code reaches beyond Tehachapi city limits into the surrounding mountain communities, and the Bakersfield figures below are labeled metro (all of Kern County) or city. They are not identical areas, so read them as a comparison, not a match.
I get this question from Bakersfield buyers and from people coming over the hill from Los Angeles and the Antelope Valley. Here is what the numbers say, and the parts people tend to find out after they move.
What does a home in Tehachapi cost right now?
The median listing price in the 93561 ZIP code was $459,950 in September 2026, per Realtor.com. That is down 7.3 percent from $496,000 in September 2025, and down from $500,938 in September 2024.
For comparison, the median listing price across the Bakersfield metro, which is all of Kern County, was $396,500 the same month. Tehachapi listings also ran higher per square foot: $254 against $230.
A listing price is what sellers are asking, not what homes sold for. For a real value on a specific house, look at what similar homes nearby actually sold for, not the median.
Tehachapi vs Bakersfield, side by side
| Measure | Tehachapi (93561) | Bakersfield | Source and date |
|---|---|---|---|
| Median listing price | $459,950 | $396,500 (metro) | Realtor.com, September 2026 |
| Homes for sale | 277 | 2,443 (metro) | Realtor.com, September 2026 |
| Median days on market | 66 | 58 (metro) | Realtor.com, September 2026 |
| Pending listings per active listing | 0.25 | 0.40 (metro) | Realtor.com, September 2026 |
| Listing price per square foot | $254 | $230 (metro) | Realtor.com, September 2026 |
| Homes occupied by their owner | 79.8% | 60.6% (city) | Census ACS 2020 to 2024 |
| Workers commuting 45 minutes or more | 35.7% | 9.1% (city) | Census ACS 2020 to 2024 |
| Transfer tax per $1,000 of price | $1.10 | $1.10 | California City Finance, December 2025 |
The owner and commute shares are my math from the Census tables. The metro figures cover all of Kern County, so they include Tehachapi too. The transfer tax row is for homes inside city limits.
Is the Tehachapi market slowing down?
By listing counts, activity is cooler than in recent years. There were 277 homes for sale in September 2026, up about 18 percent from a year earlier and almost double the 145 listed in September 2024.
The better signal is the pending ratio, the number of homes in escrow for every home for sale. Tehachapi sat at 0.25 in September 2026, about one home in escrow for every four on the market. Bakersfield metro was at 0.40, about one for every two and a half. Tehachapi's ratio was the lowest for a September since 2017.
Realtor.com also counted 88 Tehachapi listings that cut their price during September 2026.
| September of | Homes for sale | Median listing price | Pending per active |
|---|---|---|---|
| 2020 | 128 | $387,498 | 1.25 |
| 2021 | 120 | $447,250 | 1.06 |
| 2022 | 174 | $489,700 | 0.45 |
| 2023 | 156 | $450,000 | 0.42 |
| 2024 | 145 | $500,938 | 0.38 |
| 2025 | 234 | $496,000 | 0.33 |
| 2026 | 277 | $459,950 | 0.25 |
For a buyer, more listings mean more homes to compare. Whether a given seller will negotiate on price, repairs or credits depends on that home and that seller, not on the ZIP code average. How long is the commute from Tehachapi?
Tehachapi sits about 35 miles east-southeast of Bakersfield and about 20 miles west of Mojave, at an elevation of about 3,970 feet.
The Census numbers show what that distance means day to day. In the 93561 ZIP code, 35.7 percent of working residents spend 45 minutes or more getting to work, and 23.5 percent spend an hour or more. In the City of Bakersfield, those shares are 9.1 percent and 5.9 percent (American Community Survey, 2020 to 2024).
If you will drive to Bakersfield, Lancaster or Edwards every day, do the drive at your real commute hour before you buy. Do it once in winter weather if you can.
What is different about living at 4,000 feet?
Tehachapi has four real seasons. Historical climate records list an average of about 23 inches of snow a year, and recorded lows have dropped below zero. That changes the house you should look for and the questions you should ask:
- How the home is heated, and what last winter's heating bills ran.
- The age and condition of the roof, since snow load and wind both test it.
- Whether the driveway and street are steep, and who clears the road.
- Whether the property is on public water, a community services district, or a private well, and the same question for sewer or septic.
- Whether the home sits in a mapped fire hazard severity zone, which shows up in the natural hazard disclosure in escrow.
Can you get home insurance in Tehachapi?
You can, but plan for it early. The California FAIR Plan, the insurer of last resort, had 2,018 residential policies in the 93561 ZIP code as of September 30, 2025. That is up from 705 in 2021, nearly three times as many in four years.
For contrast, Bakersfield's 93311 ZIP code had 79 FAIR Plan residential policies on the same date.
FAIR Plan rates for dwelling policies are going up again. The California Department of Insurance approved an average increase of about 29.1 percent, effective October 15, 2026, and individual changes vary. The FAIR Plan provides limited coverage and generally does not replace a full homeowners policy, so ask an insurance professional what else you need.
My advice: get an insurance quote on the exact address during your inspection period, not the week before closing. I walk through how this works in Kern County home insurance and the FAIR Plan. The FAIR Plan publishes its policy counts on its key statistics page.
What other costs come with a Tehachapi home?
Some costs are the same as Bakersfield. Inside Tehachapi city limits, the combined documentary transfer tax is $1.10 per $1,000 of price, $0.55 to the city and $0.55 to the county, the same total as Bakersfield, per California City Finance's table effective December 1, 2025. On a $459,950 home, that works out to about $506. Who pays it is set by your contract, so confirm with escrow.
Property taxes follow the same California rules: a base levy of 1 percent of assessed value, plus voter-approved charges and assessments that vary by parcel. Ask for the tax rate area and special assessments on any home you like. I break that down in what you'll actually pay in Kern County property taxes.
Some costs are different. Bear Valley Springs, which carries Tehachapi 93561 addresses, has its own association. The Bear Valley Springs Association's annual assessment for July 1, 2026 to June 30, 2027 is $2,236 when paid in full. Other mountain communities have their own districts and fees, so ask for the current numbers on any property you like.
Does a USDA loan work in Tehachapi?
It can. On October 12, 2026, the center of Tehachapi tested outside USDA's ineligible area map, while central Bakersfield tested inside it. USDA calls its map preliminary, and final eligibility is decided when a loan is reviewed. Eligibility is by exact address and household income, so a lender has to confirm it for your home and your household. I cover the full picture in USDA loans in Kern County.
How to decide if Tehachapi fits you
- Drive your real commute at your real hours, once in good weather and once in bad.
- Get pre-approved first, so you know what you are shopping with.
- Get an insurance quote on any address you are serious about before you write an offer, or early in escrow at the latest.
- Ask about water, sewer, heating, roads and any association or district fees for that specific property.
- Compare what similar homes nearby actually sold for, not the median listing price.
