Moving From Los Angeles to Bakersfield: What Really Changes

Moving from Los Angeles to Bakersfield usually means paying far less for a house. In August 2026 the median sale price was $1,055,302 in the City of Los Angeles and $419,807 in Bakersfield, per Redfin. What changes beyond price: lower transfer taxes, a Grapevine commute, hot summers and a different set of insurance and utility bills.
I get this question more than almost any other, so here is the honest version: the money side, the tax rules that can save you thousands, and the parts people don't mention until you've already moved.
How far does an LA home price go in Bakersfield?
Much further. As of August 2026, the Bakersfield median sale price is about 40 percent of the City of Los Angeles median. That is a gap of roughly $635,000 between the two medians.
Bakersfield is not a sleepy market either. Homes sold in a median of 35 days in August 2026, and they sold for 99.3 percent of list price on average, per Redfin. Sellers here still price close to the market, and buyers still negotiate.

You are not alone in looking. From April through June 2026, Los Angeles was the top origin for Redfin users searching to move into Bakersfield, with a net inflow of 1,885 users. That is search data, not closed sales, but it tells you where the interest is coming from.
What does it cost to sell in LA and buy in Bakersfield?
One cost people overlook is the documentary transfer tax, the tax charged when a deed is recorded. It is much higher inside Los Angeles city limits than in Bakersfield.
Inside the City of Los Angeles, the combined city and county rate is $5.60 per $1,000 of price on sales under $5.4 million. Inside Bakersfield city limits, the total is $1.10 per $1,000, per the California City Finance transfer tax table dated December 1, 2025. The LA city portion jumps sharply above $5.4 million under Measure ULA, with thresholds updated July 1, 2026 per the Los Angeles Office of Finance.

Two notes. Other cities in LA County, and unincorporated LA County, set their own rates, so check the city your home is actually in. And who pays the transfer tax is negotiated in the purchase contract, so confirm it with your escrow officer.

Can you keep your LA property tax base if you are 55 or older?
Possibly, and this one can be worth a lot. Under Proposition 19, a homeowner who is 55 or older can transfer the taxable value of their current home to a replacement home anywhere in California, including from Los Angeles County to Kern County. Before Prop 19, most counties did not allow that move.
The rules, per the California State Board of Equalization:
- You can use it up to three times.
- The replacement home must be bought or built within two years of selling the original.
- If the new home costs more than the market value of the home you sold (with small allowances in the first and second year after the sale), the difference is added to your taxable value.
- You file the claim with the county assessor within three years of buying the replacement.
Because Bakersfield prices are usually lower than LA prices, many LA sellers buy a replacement for less than they sold for. That is the situation where Prop 19 does the most. Confirm your eligibility with the Kern County Assessor before you rely on it.
What will property taxes and insurance look like in Kern County?
Prop 13 applies statewide, so the base property tax rate is 1 percent of assessed value in Kern County too. What changes is the add-ons: bonds, special assessments and, in some newer neighborhoods, Mello Roos. Those vary by tract. Insurance is the other line to check early. Most homes on the Bakersfield valley floor carry lower wildfire risk than homes in the mountain communities, but that is not a promise for any one address. Should you sell your LA home first or buy in Bakersfield first?
It depends on how much of your next purchase comes from your LA equity. If you need that equity to buy, selling first is usually safer, even if it means renting for a few months. If you can buy without it, buying first means one move instead of two.

What is the commute to LA really like?
This is the part to be honest about. If you plan to commute into LA daily, drive the Grapevine at the hours you would actually drive it before you commit.
Interstate 5 over the Grapevine is the main route south, and more than 100,000 vehicles cross it daily, per CHP officers quoted by KGET. In winter the CHP closes it when ice forms on the road, and those closures can last hours. Anyone commuting over the pass needs a plan for those days.
There is no passenger train over the Tehachapi Mountains. Amtrak's Gold Runner trains, renamed from the San Joaquins in November 2025, end in Bakersfield, and riders to Los Angeles transfer to an Amtrak Thruway bus. That works for occasional trips, not most daily commutes.
Where it works well: remote and hybrid jobs, a once or twice a week trip south, and people whose work is already in Kern County.
What surprises people after the move?
Summer heat. Bakersfield's average July high is about 98 degrees, per long-term NOAA climate normals, and some days run well past 100. That shows up in your electric bill. Most of Bakersfield is served by PG&E, not LADWP or Southern California Edison, so ask the seller for recent utility bills during escrow.
Space and age of the home. Your budget often buys a larger lot, a garage and sometimes a pool here. Look closely at the roof, the HVAC system and the pool equipment, because those are the big dollar repairs in this climate.
Neighborhood choice matters more than the city name. The northwest and southwest sides of town feel very different in housing age, lot size and commute. My northwest vs. southwest Bakersfield comparison is a good place to start.
A simple plan for moving from LA to Bakersfield
- Talk to a lender first so you know the real number, and ask how your LA sale fits into it.
- If you are 55 or older, confirm Prop 19 eligibility before you set your budget.
- Decide sell first or buy first, based on whether you need your LA equity.
- Spend real time in Bakersfield. Tour the neighborhoods on a weekday and a weekend, and drive the Grapevine at your commute hour.
- Get insurance quotes and property tax estimates on the actual homes you like.
- Write the offer with contingencies that protect your timing, then line up movers once escrow is firm.
