USDA Loans in Kern County: Which Areas Qualify in 2026

Most of metro Bakersfield sits outside USDA's eligible areas, but many Kern County towns outside it test as eligible. When I checked USDA's eligibility map on October 10, 2026, the centers of Tehachapi, Shafter, Wasco, Arvin, Lamont, Taft, Rosamond, California City, Frazier Park, Lake Isabella and Kernville sat in eligible areas. Delano and Ridgecrest did not. For the guaranteed program in Kern County, a household of one to four people can have adjusted income up to $124,900 a year.
USDA loans come up every time someone asks me how to buy without a big pile of savings. The program has two gates, where the home sits and what the household earns, and most people only hear about the first one after they have already fallen for a house that fails it. Here is how both gates work in Kern County right now.
What is a USDA home loan?
It is a mortgage backed by the U.S. Department of Agriculture's Rural Development office, meant to help moderate income households buy a home in a rural area. The common version is the Single Family Housing Guaranteed Loan Program. You apply through a regular lender that is approved for USDA, and USDA guarantees the loan for that lender.
The reason buyers ask about it is upfront cash. USDA's program page lays out the financing it allows, and it says certain eligible closing costs and purchase expenses may be financed for buyers who qualify, subject to the program rules, the appraisal and the lender. Interest rates are set by each lender, not by USDA. Only a lender can tell you what your cash to close would actually be.
There is also a second, smaller program, the Section 502 Direct loan, for lower income households. That one is applied for through a USDA Rural Development office instead of a bank, and it can include payment assistance for a period of time. It has its own, lower income limits.
Which Kern County areas qualify for a USDA loan?
USDA decides eligibility by map, not by city name. On October 10, 2026, I tested the center of each Kern County town below against USDA's live map of ineligible areas. A town center testing eligible does not mean every address in or around that town does. The Kern County boundaries on that map carry an effective date of July 25, 2023.

Listing counts and prices are Realtor.com's September 2026 ZIP code data for the whole ZIP. They are not a count of USDA eligible homes. A ZIP code is bigger than a town, and the eligibility line does not follow ZIP lines, so read this as a starting point. The only answer that counts is the one for the exact address.
Why doesn't Bakersfield qualify?
USDA treats the Bakersfield urban area as one ineligible zone. On the map I checked, it runs roughly from Seventh Standard Road on the north to past Pumpkin Center on the south, and from west of Rosedale to past the Rio Bravo area on the east. Oildale, Rosedale, Greenacres, East Niles and the southwest all sit inside it.
The edges are where it gets interesting. Some farm ground and rural home sites just outside that zone tested as eligible, including points south of the city off Old River Road and along Bear Mountain Boulevard. If you want acreage near Bakersfield, it is worth checking addresses one by one. Ridgecrest and Delano each sit inside their own ineligible zone.
How much can you earn and still qualify?
For the guaranteed program, USDA caps household income at 115 percent of the area median. USDA published its 2026 limits on July 13, 2026. Here is what its income calculator returned for Kern County on October 10, 2026.

Three details trip people up:
- It counts the whole household. USDA generally counts income from the adults who live in the home, even someone who is not on the loan. Some kinds of income are excluded, and a lender applies the rules.
- It is adjusted income. USDA allows deductions for each child under 18, full time students, some child care costs and certain costs for elderly or disabled household members. A household slightly over the line can end up under it.
- The limit is a ceiling, not a qualification. You still have to show stable income, a history of handling debt and enough income to carry the home. USDA has no set minimum credit score, but lenders still look closely at credit.
What kind of home can you buy with a USDA loan?
It has to be your main home. USDA's page lists detached homes, attached homes, condos, planned developments, modular and manufactured homes as eligible structures, and it sets no acreage limit. It cannot be a rental or an income producing property.
The home also has to pass USDA's property standards and appraisal, much like an FHA loan. A cheap fixer that needs a roof or has a failing septic system can stall here. If you are looking at a condo, read my post on buying a condo in Bakersfield first, because the HOA side carries its own rules.
How do you get a USDA loan in Kern County, step by step?
- Check the address. Put the exact address into USDA's property eligibility site before you get attached to the house.
- Check the household income. The same site has an income calculator. Run it with everyone who will live in the home.
- Talk to a USDA approved lender. Not every lender offers USDA loans. Get pre-approved for USDA specifically. My post on pre-approval versus pre-qualification explains why the letter matters.
- Shop in eligible areas. Search the towns that qualify, then confirm each address you like.
- Write the offer with the timeline in mind. Ask your lender how USDA's review fits their process and how long it is running, and build that into escrow.
- Close and move in. You have to live in the home as your primary residence.

A home inside the mapped ineligible area cannot use the USDA guaranteed program, so if you are set on Bakersfield proper, FHA or conventional is where you start. The honest tradeoffs
USDA loans are not a shortcut for everyone. Here is the part people leave out.
- The town you can use it in may not be where your job is. Run the commute before you run the numbers.
- There are fewer homes to pick from. In September 2026, the whole Lamont and McFarland ZIP codes each had 6 homes listed.
- A strong USDA pre-approval and a clean offer matter, because the program adds its own rules to escrow.
- The map can change. Eligibility is checked against the map in place when your loan is processed.
Common questions
Can I get a USDA loan in Bakersfield?
Not in the city or its main suburbs. On October 10, 2026, USDA's map showed the Bakersfield urban area as ineligible, including Oildale, Rosedale and the southwest. A few rural addresses just outside that zone tested as eligible, so check the exact address.
Is Tehachapi eligible for a USDA loan?
The center of Tehachapi tested as eligible on October 10, 2026. The whole 93561 ZIP had 277 homes listed in September 2026, the most of any ZIP in this post, though not all of them are in eligible areas. Confirm each address on USDA's site.
What is the USDA income limit in Kern County for 2026?
For the guaranteed program, $124,900 for a household of one to four people and $164,900 for five to eight, per USDA's income calculator on October 10, 2026. Those are adjusted income limits, so deductions can bring a household under the line.
Can I buy a manufactured home with a USDA loan?
USDA lists manufactured homes as an eligible structure. Lenders have their own rules on them, such as foundation requirements, so ask a USDA approved lender before you shop.
Do first-time buyers get priority?
No. USDA's guaranteed program is not limited to first-time buyers. The tests are the location, the household income, your ability to repay and living in the home.
