Buying a Condo in Bakersfield? Check the Loan and HOA First

Condos in Bakersfield list for a lot less than houses, but the loan and the HOA decide whether one works for you. On October 8, 2026, Redfin showed 49 condos and townhomes for sale in Bakersfield at a median list price of $245,000. HUD's FHA condo list showed no Bakersfield project with a current Approved status, which does not rule FHA out but does mean you check the loan and the HOA papers before you fall for the unit.

That is the short version. Here is what it means if you are a first-time buyer looking at condos because the house prices feel out of reach.

How many condos are for sale in Bakersfield right now?

Not many. On October 8, 2026, Redfin's Bakersfield search showed 49 condos and townhomes for sale against 1,324 houses. (The table below uses 1,131 houses because it counts only Bakersfield ZIP codes and leaves out builder floor plans and listings Redfin keeps out of its download.) Condos are a small slice of this market. Bakersfield was built mostly on single-family lots, and it shows in the inventory.

The 49 are also bunched together. In Redfin's listing download that day, 24 of them sat in ZIP code 93309 and 12 in 93306. Every other Bakersfield ZIP code had three or fewer, so the choices outside those two areas are thin right now.

I pulled Redfin's listing download on October 8, 2026, kept only Bakersfield ZIP codes and removed builder floor plans that are not real homes yet. Here is how the two compare at the median.

Two things jump out. First, condos are where a lot of the lowest prices live: in the download, 25 of the 64 homes listed under $250,000 were condos. Second, the typical condo listing here was built in the 1970s and has been listed longer than the typical house. Days listed is not the same as how fast homes sell. Still, older buildings and longer listing times are a reason to look closely, not a reason to walk away.

Why FHA approval matters for a Bakersfield condo

A lot of first-time buyers plan on an FHA loan. With a condo, the lender looks at the project as well as you and the unit.

HUD keeps a public list of FHA approved condo projects. I searched it for Bakersfield on October 8, 2026. It returned 25 project records, and none showed a current Approved status. Thirteen were approvals that had expired, some more than a decade ago. The rest were marked rejected, and most of those notes say the project was registered for single-unit approval instead.

That does not mean FHA is impossible. HUD's condo page describes a single-unit approval path for units in projects without a full approval. The project has to be complete, have at least five units, and pass part of the full review, including limits on how many units already carry FHA loans and how many are owner occupied. Several Bakersfield entries note a 10 percent FHA concentration limit, a rule HUD applies to larger projects. Smaller projects have their own limit.

Here is what that means for you in plain terms:

  1. Tell your lender you are shopping for condos before you make an offer, not after.
  2. Get the complex name in front of the lender early, so they can check whether your loan type works there.
  3. If you are using FHA, ask whether a single-unit approval is possible in that complex and how long it takes.
  4. Have a backup plan. Conventional and VA loans have their own condo reviews, and your lender can tell you which one fits the building.

If you have not talked to a lender yet, start with the difference between pre-approval and pre-qualification. A pre-approval tells you what you can borrow. Your lender can also tell you early whether a specific complex is likely to work with your loan type.

What do HOA dues cover in a Bakersfield condo?

It depends on the complex, and the only real answer is in the budget. In the October 8 download, the median condo with an HOA listed dues of $350 a month. Some complexes cover water, trash, the roof, exterior paint and the pool. Others cover much less.

Dues are part of what a lender counts when they decide how much you can borrow, the same way property tax and insurance are. So a lower price with higher dues does not always mean more room in your budget. Ask your lender to run both before you choose.

Insurance works differently too. Many HOAs carry a master policy on the building, and owners often carry their own policy for the inside of the unit, but coverage depends on the complex and its governing documents. Ask the HOA what its master policy covers and get a quote for your part before you remove your contingencies. My Kern County home insurance post covers how the local insurance market has changed.

The HOA documents California says you get

California Civil Code Section 4525 lists what a condo seller generally has to provide to a buyer as soon as practicable before the sale closes, with some exceptions. It was last amended effective January 1, 2026. You can read it on the California Legislature's site. The list includes:

  • The governing documents, meaning the CC&Rs, bylaws and rules.
  • The association's most recent annual budget report and the reserve information that goes with it.
  • A written statement of current regular and special assessments, plus anything unpaid on that unit.
  • Any notice of a violation that has not been fixed.
  • Any assessment increase the board has approved that has not come due yet.
  • Any rule that prohibits renting units.
  • Board meeting minutes from the last 12 months, if you ask for them.
  • The most recent inspection report on balconies and other exterior elevated elements.

Read these during your contingency period. If you only read one thing, read the reserve information. It tells you whether the association has been saving for roofs, paint and paving, or whether those costs are waiting to land on the owners.

Can an HOA raise dues or charge a special assessment?

Yes, within limits. Under Civil Code Section 5605, the board cannot raise regular assessments more than 20 percent over the prior year, or levy special assessments that total more than 5 percent of the budgeted gross expenses for the year, without a vote of the members. There are limited exceptions, such as emergencies.

Two other rules help you judge a complex. The association has to send an annual budget report 30 to 90 days before the end of its fiscal year (Section 5300). And the board has to have the major components it maintains visually inspected at least once every three years as part of its reserve study (Section 5550). If the last inspection is overdue, that is a question worth asking.

Can you rent out a condo in Bakersfield later?

Usually yes. California Civil Code Section 4741 says an HOA cannot prohibit or unreasonably restrict renting units, and it cannot cap rentals below 25 percent of the units. It can still ban short-term rentals of 30 days or less. That does not mean every unit can be rented at any moment, since a complex can cap rentals at 25 percent or more and set other lease rules.

What to check before you offer on a condo

  • Your loan type works in that complex. Ask the lender first.
  • The monthly dues, what they include and whether an increase is already approved.
  • Any special assessment, approved or under discussion. The board minutes will tell you.
  • The reserve information in the budget report.
  • How much of the building the master insurance policy covers.
  • Rental, pet and parking rules in the CC&Rs.
  • For a 1970s building, the age of the roof, plumbing and electrical. Your home inspection looks at the unit. For the shared parts, start with the reserve study and minutes, and ask your inspector what else is worth a look.

Is a condo a good first home in Bakersfield?

It can be. A condo can get you into ownership at a lower price, with less yard and exterior work to handle yourself. The tradeoffs are real: fewer choices, older buildings, monthly dues and a loan that has to clear the building as well as you.
