Buying a Rental Property in Bakersfield: What the Numbers Say

A typical 3 bedroom rental in Bakersfield brings in about $2,195 a month as of September 28, 2026, per Zumper, and the median home sold for $419,807 in August 2026, per Redfin. That works out to a gross rent yield of about 6.3 percent before a single expense. Whether that is a good investment depends on the costs below, and most of them are local.

I'm going to walk through the numbers the way I would with a buyer sitting across the table from me. No hype. Some of this is the part other people skip.

What does a rental actually rent for in Bakersfield right now?

Rents in Bakersfield have mostly held flat over the last year. Zumper's Bakersfield report, read September 28, 2026, puts the citywide median at $1,695, unchanged from a year ago. Zillow's rental data, last updated September 26, 2026, shows an average of $1,750 across all property types, down $200 from a year earlier, with 981 rentals available.

Two sources, two different numbers. That is normal. They count different listings, and one reports a median while the other reports an average. What matters is that neither one shows rents climbing fast, so a plan that depends on raising rent every year is a plan I would question.

What is the gross rent yield on a Bakersfield house?

Gross rent yield is one year of rent divided by the price. It is the quickest honest check on whether a property can carry itself. It ignores every expense, so it is a starting line, not a profit number.

Here is the math using the August 2026 median sale price of $419,807 from Redfin.

Investors used to talk about the 1 percent rule, where a month's rent equals 1 percent of the price. On a $419,807 home that would be about $4,198 a month. A typical Bakersfield 3 bedroom rents for about half of that. So in this market the median house is not a cash machine on day one. The deals that work are usually priced under the median, need some work, or rent above the median because of layout, garage, yard or location.

What costs do out of town investors miss in Kern County?

Most of the surprises are local. These are the ones I see people underestimate.

  • Property tax resets at your purchase price. Under Prop 13 the base levy is 1 percent of assessed value, plus voter approved bonds and assessments that vary by tax rate area. The 1 percent base alone on a $419,807 purchase is about $4,198 a year, which is roughly 16 percent of a year of median 3 bedroom rent.   • No homeowners' exemption. The $7,000 exemption only applies to a home that is the owner's principal residence on January 1, according to the California State Board of Equalization. A rental does not get it.
  • Landlord insurance, not homeowners insurance. A rental needs a landlord or dwelling fire policy, and the price depends heavily on the ZIP code and the roof. I covered the California FAIR Plan changes in Kern County home insurance and the FAIR Plan hike.
  • Summer utilities and cooling. An air conditioner that fails in July is a same week repair, not an option. Budget for the age of the HVAC system before you make an offer.
  • Vacancy and turnover. With 981 rentals listed on Zillow as of September 26, 2026, tenants have choices. Price the rent to the market and plan for a gap between tenants.
  • Management. If you live outside Bakersfield, someone local has to answer the call at 9 PM. Get a management quote before you close, not after.

Does California rent control apply to a Bakersfield rental?

Bakersfield has no local rent control ordinance, but the state's Tenant Protection Act, AB 1482, can apply. Under it, a landlord cannot raise rent more than 5 percent plus the change in the cost of living, or 10 percent total, whichever is lower, over any 12 month period, according to the California Attorney General. After a tenant has been in place 12 months, eviction also requires a reason the law lists, called just cause.

A single family home or condo can be exempt, but only if both of these are true:

  1. The owner is not a real estate investment trust, a corporation, or an LLC with at least one corporate member.
  2. The tenant received a written notice, in the specific wording the law requires, that the home is not subject to those rent limits and just cause rules.

Miss the notice and the exemption does not apply. Homes that received their certificate of occupancy within the past 15 years are also exempt, which matters if you are looking at new construction in Bakersfield. The Berkeley Rent Board's summary notes the Act expires January 1, 2030 unless the Legislature changes that. Have a landlord tenant attorney review your lease before the first tenant signs it.

How much can a landlord collect as a security deposit?

Since July 1, 2024, California caps a security deposit at one month's rent, furnished or unfurnished, according to the California Apartment Association's summary of AB 12. A smaller owner can still collect up to two months if they own no more than two residential rental properties with no more than four units combined, and they hold them as a natural person, an LLC made up only of natural persons, or a family trust. That exception does not apply to a tenant who is a service member.

What do mortgage rates mean for a rental purchase right now?

Freddie Mac's benchmark average crossed 7 percent last week, landing at 7.03 percent in the survey released September 24, 2026, up from 6.95 percent the week before. That is an average for a primary home. Loans on an investment property are underwritten differently, and the lender will look at the property's rent, your reserves and your other properties. The honest move is to get the lender's numbers on this exact property type before you write an offer, then see whether the rent in the table above still carries it.

How do I check a specific Bakersfield rental before I offer?

  1. Pull the rent for that exact bedroom count and area from at least two sources, and look at what similar homes nearby actually leased for.
  2. Divide a year of that rent by the price. If the gross yield is well under the 6.3 percent market figure, you need a reason, like a price cut or a value add plan.
  3. Get a property tax estimate at your purchase price, not the seller's current bill.
  4. Get a landlord insurance quote for the address.
  5. Get a management quote and a vacancy assumption in writing.
  6. Inspect the roof, HVAC, plumbing and electrical, and price every repair before you remove your contingencies, meaning the conditions in your contract that let you back out.
  7. Confirm with a lender what the investment loan will look like on that property.

If the numbers still work after step 7, you have a real deal. If they only work when you skip steps, you have a guess.

Which parts of Bakersfield do investors look at?

The answer depends on your budget and whether you care more about monthly rent or long term value. Different parts of town have different price points, lot sizes, home ages and HOA and Mello Roos setups. I compare two of the biggest areas in northwest versus southwest Bakersfield. Every landlord also answers to fair housing law, so screening has to be the same written standard for every applicant.
