Moving From the Bay Area to Bakersfield: What Changes

Moving from the Bay Area to Bakersfield cuts the price of a typical home by roughly three quarters if you are coming from San Francisco, and by about half if you are coming from Oakland, based on Redfin's August 2026 medians. The bigger decisions are on the way out: the transfer tax your Bay Area city charges, Prop 19 if you are 55 or older, and the capital gains question on a long held home.
How much less does a home cost in Bakersfield than in the Bay Area?
A lot less, and the gap depends on which city you are leaving. Here are Redfin's median sale prices for August 2026, the latest full month published as of October 3, 2026.

Put another way, the Bakersfield median is about 26% of the San Francisco median, 30% of San Jose's and 52% of Oakland's. Those are my calculations from Redfin's published medians.
What does a Bay Area budget buy per square foot here?
Realtor.com publishes metro level listing data every month. For September 2026, this is how the three metros compare.

The typical listing here is a little bigger and costs a little over a third as much per square foot as the San Francisco metro. Homes also sit longer. Fifty eight days is the Kern County median. That can mean more time to tour, read disclosures and think, but well priced homes here can still go fast, and a longer median is not a promise that any seller will take less.

What transfer tax will I pay when I sell in the Bay Area?
This is the cost Bay Area sellers forget to budget. Many Bay Area cities charge their own transfer tax on top of the county's, and some are steep. Bakersfield's combined city and county rate is $1.10 per $1,000 of price.

Rates are from the California City Finance transfer tax table effective December 1, 2025. Berkeley, Albany, Emeryville, Alameda, El Cerrito and Richmond all charge city rates too, and Berkeley's rates are set to change January 1, 2027 under Measure W. San Jose adds a separate Measure E tax on higher priced sales. Who pays the transfer tax is negotiable and local custom varies, so confirm it with your listing agent and your escrow officer before you price your home.

How does Prop 19 help Bay Area owners 55 and older?
Prop 19 lets a homeowner 55 or older carry the taxable value of their current home to a replacement home anywhere in California, including Kern County. For a long time Bay Area owner, that can matter more than the price of the new house. Here is how the State Board of Equalization describes it as of October 2026:
- You must be at least 55 when you sell the original home, and both homes must be your primary residence.
- You can use it up to three times.
- You buy the replacement within two years of selling, or sell within two years of buying.
- The replacement counts as equal or lesser value when its market value is no more than 100% of the original home's market value if bought first, 105% if bought within the first year after the sale and 110% in the second year. If the replacement is worth more, the transfer can still apply, but the difference is added to your taxable value. At Bakersfield prices, many Bay Area sellers land under the line.
- You file form BOE-19-B with the Kern County Assessor within three years of buying the replacement.

Should I talk to a CPA before I sell?
Yes, if you have owned your Bay Area home a long time. The IRS lets you exclude up to $250,000 of gain on the sale of your main home, generally when you have owned it and lived in it for two of the five years before the sale. Married couples filing jointly can exclude up to $500,000 when both spouses meet the use test and other IRS rules. That is per IRS Topic 701, reviewed September 24, 2026.
A Bay Area home bought decades ago can carry a gain larger than that, and rental use or depreciation can change the math. A tax professional can tell you what you would owe and whether the timing of the sale changes it. I am not a tax advisor, and this is the one conversation I would have before calling any agent, including me.
Can I still get back to the Bay Area easily?
For visits, yes. For a daily commute, no. Amtrak's Gold Runner line, renamed from the San Joaquins in 2025, runs five round trips a day between Oakland and Bakersfield with stops at Emeryville, Richmond, Martinez, Antioch Pittsburg and Oakley. The trip takes about six hours.
This move works best when your work does not need you in a Bay Area office most days: fully remote, hybrid with a few trips a month, or no commute at all. If your job needs you in an office in San Jose three days a week, be honest with yourself about that before you buy.
Which costs work differently in Kern County?
- Property tax. The base is 1% of assessed value, which usually resets to the purchase price when you buy, plus local voter approved charges that change by address. Prop 19 is the main exception for owners 55 and older.
- The city sewer charge. In the City of Bakersfield it is billed on your property tax bill, not as a utility bill. Here is why Bakersfield's sewer fee nearly doubled.
- Home insurance. Get a quote during your inspection period, not after. My post on Kern County home insurance covers the FAIR Plan and which areas it shows up in.
- Cooling. Summers here are hot. Ask the seller for a year of utility bills and check the age of the air conditioning system during inspection.
Are a lot of Bay Area buyers moving to Bakersfield?
Fewer than you might think, at least by search data. Redfin's migration figures for April to June 2026, which come from a sample of Redfin users searching homes in another metro, show Los Angeles as the top origin for Bakersfield with a net inflow of 1,885, while San Francisco was a distant second at 65. Bay Area buyers who leave mostly look at Sacramento, which had a net 5,639.

- Check whether Prop 19 applies to you and what your current taxable value is.
- Get pre-approved with a lender before you list, so you know your buying budget here.
