Bakersfield vs Visalia: 2026 Home Prices Side by Side

Median sale prices in Bakersfield and Visalia were almost tied in September 2026. Redfin puts the city medians at $419,800 in Bakersfield and $414,548 in Visalia, a gap of about 1 percent. The bigger differences are price per square foot in each city, how many homes are for sale in each county, and how fast each county is permitting new ones.
I get this question from people moving up Highway 99 and from people already in the valley weighing a move. Here is the honest side by side, with every number sourced and dated, so you can decide with real figures instead of a feeling.

What does a home cost in Bakersfield vs Visalia?
On sale prices the two cities are nearly tied. Redfin's city data for September 2026 puts Bakersfield's median sale price at $419,800, up 1.2 percent from a year earlier, and Visalia's at $414,548, up 1.1 percent. Both cities sold homes at close to their asking price, 99.1 percent of list in Bakersfield and 99.5 percent in Visalia.
Where they split is price per square foot. The median home sold for $231 per square foot in Bakersfield and $245 in Visalia in September 2026. So buyers paid about the same median price, but less per square foot in Bakersfield. That is a citywide median, and it does not account for the size, age, condition or location of the homes that happened to sell. A specific neighborhood can run well above or below it.

How many homes are for sale in each market?
Bakersfield is the bigger market by a wide margin, so there are more homes listed overall. Realtor.com counted 2,443 homes for sale across the Bakersfield metro (all of Kern County) in September 2026, up 6.7 percent from a year earlier. The Visalia metro (all of Tulare County) had 899, up 10.3 percent.
Both markets moved at about the same speed. The typical listing had been on the market 58 days in Kern County and 60 days in Tulare County. About 18 percent of listings in each had cut their price, 18.2 percent in Kern and 18.8 percent in Tulare.
One number runs the other way from the sale prices. The median asking price was $396,500 in the Kern County metro, down 3.2 percent from a year earlier, and $424,850 in Tulare County, up 3.7 percent. Asking prices and sale prices measure different things, these are county wide figures, and the median moves with the mix of homes listed that month. So I read it as a snapshot of what was on the market, not as proof of where prices are headed. If you want to see how Bakersfield sellers have been adjusting, I broke that down in what Bakersfield price reductions tell sellers.
| September 2026, metro | Kern County (Bakersfield) | Tulare County (Visalia) |
|---|---|---|
| Homes for sale | 2,443 | 899 |
| New listings in the month | 794 | 352 |
| Median asking price | $396,500 | $424,850 |
| Median days on market | 58 | 60 |
| Listings with a price cut | 18.2% | 18.8% |
| Median home size listed | 1,682 sq ft | 1,761 sq ft |

Which area is building more new homes?
This is the part most comparisons skip. Kern County still issues more single family permits in total, but Tulare County has picked up fast. Through the first nine months of 2026, Tulare County permitted 1,564 single family homes, nearly matching its full 2025 total of 1,567. Kern County permitted 1,986 over the same months.
Adjusted for size, Tulare County is building faster. That works out to about 3.3 new single family permits per 1,000 residents in Tulare County so far this year, compared with about 2.2 in Kern County, using each county's population from the Census Bureau's 2020 to 2024 American Community Survey.
| Single family permits | Kern County | Tulare County |
|---|---|---|
| 2023 | 2,246 | 1,035 |
| 2024 | 2,812 | 1,112 |
| 2025 | 2,793 | 1,567 |
| Jan to Sept 2026 | 1,986 | 1,564 |

A permit is not a finished home and not a home for sale, but it shows where builders are putting their money. How do rent, ownership and housing age compare?
The Census Bureau's American Community Survey, 2020 to 2024 five year estimates, shows two cities that look a lot alike on paper. Bakersfield is much larger, with 411,986 residents, against 143,939 in Visalia.
- Homes lived in by their owner: 60.6 percent in Bakersfield, 61.1 percent in Visalia.
- Median gross rent: $1,472 a month in Bakersfield, $1,490 in Visalia.
- Median year homes were built: 1990 in Bakersfield, 1988 in Visalia.
- Median value owners reported: $371,700 in Bakersfield, $371,500 in Visalia.
Those survey figures run behind today's market. They average five years of answers, the value is what owners estimated rather than a sale price, and the rent is what renters reported paying rather than today's asking rents. Use them to compare the two cities, not to price a home or a lease.
Are taxes and closing costs different?
On the transfer tax, no. Bakersfield and Visalia both charge the same combined documentary transfer tax of $1.10 per $1,000 of value, according to California City Finance's transfer tax table effective December 1, 2025. On a $420,000 sale that is $462 in either city. Who pays it is set in the purchase contract.
Property taxes follow the same state rules in both counties. Under Prop 13 your assessed value generally starts at your purchase price, the base tax is 1 percent of that value, and annual increases in assessed value are capped at 2 percent. Each area then adds its own voter approved charges and special assessments, and those vary by street, not just by city. That means two homes at the same price can carry different tax bills, so pull the actual bill on any home you are serious about. I explain how that works locally in what you'll actually pay in Kern County property taxes and the supplemental tax bill that comes after you buy.
How to decide between Bakersfield and Visalia
The numbers will not make the choice for you, but they narrow it. Here is the order I would work through it with a buyer:
- Start with where you need to be every day. Work, family and the drives you make every week matter more than a 1 percent price gap.
- Get pre-approved first. A lender's number tells you what you are actually shopping for in either city.
- Compare price per square foot, not just price. Bakersfield's median sale price per square foot ran lower this fall.
- Decide how much choice you want. Bakersfield's metro had about 2.7 times as many homes for sale in September, across all price ranges. What matters is how many fit your budget and the area you want.
- Look at the new home pipeline. If you want a new build, both counties are permitting steadily, and Tulare County's pace has picked up sharply this year.
- Visit both on a weekday and a weekend. Drive the neighborhoods you are considering at the times you would actually be on the road.
