New Construction vs Resale in Bakersfield: What You Get

As of October 1, 2026, Bakersfield houses built in 2025 or 2026 list for a median of $499,336, about $71,300 more than older resale houses at $428,000, per Redfin listing data. They also list for more per square foot, $258 against $238. A resale built since 2005 lists for about $14,300 less than a new build and is bigger at the median.
I pulled every house listed for sale in Bakersfield ZIP codes on Redfin on October 1, 2026 and split them by the year they were built. Here is what new construction gets you, what it costs you, and the questions I would ask before you sign anything with a builder.
How many Bakersfield houses for sale are new construction?
About 1 in 5. Of 1,110 houses for sale in Bakersfield ZIP codes on Redfin on October 1, 2026, 221 were built in 2025 or 2026. 100 of those were listed directly by builders. The rest are on the MLS, and a few of those could be resales of homes finished in the last two years. That count leaves out 139 more listings that are floor plans a builder can build for you, not homes that exist yet.
That is a lot of supply competing for the same buyers. Kern County had more homes for sale in September 2026 than in any month since October 2018, per Realtor.com's monthly data, which I broke down in this look at Bakersfield housing inventory.
New construction vs resale in Bakersfield: the side by side
Here is the median house in each group, from the same Redfin pull on October 1, 2026, Bakersfield ZIP codes only. I split out resale homes built in 2005 or later because they are closer in age to a new build than the citywide resale median.

Two things stand out. First, new construction lists for about $20 more per square foot than resale at the median. Second, a resale built in 2005 or later lists for about $14,300 less than a new build and has about 360 more square feet at the median. These are separate medians, not matched homes, so use them as a starting point and compare real homes side by side.
Where are the new homes being built?
Over 40 percent of the houses built in 2025 or 2026 and listed on October 1, 2026 were in 93311 in southwest Bakersfield.

Why a new build can cost more than the sticker price
The list price is not the whole cost. These are the line items I see buyers miss on new construction.
- Special taxes. Some newer subdivisions carry a Mello-Roos special tax or a maintenance assessment on top of the regular property tax. Bakersfield's own code authorizes Mello-Roos districts in Chapter 13.10. When a subdivision lot is subject to a Mello-Roos special tax, California law requires the subdivider or its agent to give you a written Notice of Special Tax, and have you sign it, before the sale.
- A supplemental tax bill. The Kern County Assessor reassesses a property when new construction is completed and when ownership changes, effective the first of the month after the event. That shows up as a supplemental bill on top of the regular annual bill. Plan for it so it does not surprise you.
- Things the base price may not include. Upgrades, lot premiums, window coverings, backyard landscaping and fencing vary by builder. Ask for the full list of what is included in writing.
- HOA dues. Only 12 percent of the new houses listed show an HOA, but check each community.

What new construction gives you
The honest case for new: everything is new at once. Roof, water heater, HVAC, appliances. You are not inheriting someone else's deferred maintenance.
You also get a warranty set by law. Under California Civil Code section 900, a builder has to give you at least a one year written warranty on fit and finish items like cabinets, flooring, countertops, walls, paint and trim. Under Civil Code section 941, the general outside limit for construction defect claims is 10 years after substantial completion, and some items have shorter deadlines. Read the builder's warranty and ask how claims are handled.

What resale gives you
- More choice under $400,000. 384 resale houses were listed under $400,000 on October 1, 2026, against 26 built in 2025 or 2026. If your budget is tight, resale is where most of the options are. I walked through that range in what $350K buys in Bakersfield.
- More house for the money in newer resale. Resale built since 2005 had the lowest median list price per square foot of the three groups, $235.
- Room to negotiate. A resale seller can drop the price. Builders often hold their posted prices and offer incentives instead. Newer resale homes have also been sitting longer, a median of 49 days on market.
- Something you can see. The yard, the street and the finished house are there to look at, along with the seller's disclosures.
Rates and how they fit into this decision
Freddie Mac's weekly benchmark average rose to 7.28 percent on October 1, 2026, up from 7.03 percent a week earlier. Some builders offer financing incentives through their preferred lender, and a resale seller may agree to a credit instead. Those two offers are hard to compare by eye. Get both in writing and have a lender you trust put them side by side.
How to buy new construction in Bakersfield without losing your leverage
- Get pre-approved first, so you know your real number before you fall for a model home.
- Bring or register your agent on your very first visit to a sales office. The person greeting you there works for the builder. Many builders will not recognize your agent if you visited alone first, and each builder's rule is different.
- Read any Notice of Special Tax and the HOA documents before you sign. When that notice is required, you have three days after it is delivered in person, or five days if it was mailed, to cancel under Government Code section 53341.5.
- Get a list of what the base price includes, and price out the upgrades you actually want.
- Get an independent inspection, even on a brand new home. Schedule one before drywall if the builder allows it, and one before closing. If items come up, here is how repair requests after an inspection work.
- Compare the new build against two or three resale homes at the same price, so you are choosing on facts.

Do new homes in Bakersfield have Mello-Roos?

It is not required, but I recommend it. City building inspections check for code compliance. An independent inspector works for you and often finds items worth fixing before you close.

Usually, but builder registration rules vary. The safest move is to bring your agent on your first visit or have them register you before you go.
Which is easier to negotiate, a new build or a resale?
A resale seller can usually move on price. Builders tend to hold price and offer incentives or upgrades instead. Which deal is better depends on the numbers, so compare them in writing.
