First-Time Home Buyer Questions in Bakersfield, Answered

If you're buying your first home in Bakersfield, these are the questions I hear most, answered in plain words. It covers money, credit, loans, assistance, touring and escrow. Figures were checked in October 2026, and a lender always confirms what you personally qualify for.
How much money do I need to buy a house in Bakersfield?
You need your down payment plus closing costs, and the down payment depends on your loan. Closing costs often run 2% to 5% of the price, on top of the down payment. Within a few days of an accepted offer you also put down earnest money, usually 1% to 3% of the price, which is credited toward what you owe at closing. Seller credits and assistance programs can lower what you bring, and your lender's Loan Estimate shows your real total.
What is the minimum down payment for a first-time buyer?
It can be as little as 3% to 3.5% of the price, and zero on some loans. Here's how the four most common loans compare:
- FHA: as little as 3.5% with a 580 credit score. The 2026 Kern County FHA loan limit is $541,287.
- Conventional: as little as 3% for many first-time buyers, with a 2026 limit of $832,750.
- VA: can be zero for eligible veterans and service members.
- USDA: can be zero in eligible areas outside city limits.
Program minimums are not a guarantee. Your lender confirms what you qualify for.
What credit score do I need to buy a house?
FHA allows as little as 3.5% down with a 580 score, and imperfect credit does not automatically rule you out. The free score in your phone app is often different from the score a lender pulls. Pull your reports free at annualcreditreport.com, dispute anything wrong, pay on time and pay down card balances.
What's the difference between prequalification and preapproval?
A prequalification is a guess, and a preapproval means a lender actually reviewed your income, credit and assets. A preapproval is conditional, not final approval, but sellers take it seriously. Have these ready:
- Two years of W-2s, or two years of full tax returns if you're self-employed
- Your last 30 days of pay stubs
- Two months of bank statements, every page
- Your ID
Get a Loan Estimate from at least two lenders and compare them line by line.
Is there down payment assistance in California?
Yes, and most first-time buyers never ask. CalHFA MyHome offers up to 3.5% of the price on an FHA loan or 3% on a conventional loan. It's a deferred loan, not a gift, for first-time buyers who complete an 8-hour homebuyer course. California Dream For All opens in short windows and picks by lottery, and its 2026 round closed March 16. Before you sign up for any program, ask three questions: Is it a gift or a loan? When is it repaid? Does it limit which homes I can buy?
Can the seller pay my closing costs?
Yes, a seller can pay part of your closing costs if you ask for it in your offer. Limits apply: up to 6% of the price on FHA, and up to 3% on conventional with less than 10% down. On new construction, builders often put money toward closing costs when you use their lender.
Do I have to sign an agreement with a buyer's agent?
Yes. California law requires a written buyer agreement no later than your offer, and I sign one with you before we tour together. It lasts up to three months and spells out what I do, what I'm paid, and who pays. Who pays your agent is negotiable. Often the seller or builder pays and we ask for it in your offer, and you'll know the exact number and your options before you sign anything.
How long does it take to buy a house?
Some buyers go from first call to keys in two months, and others take a year to get ready. Both are normal. Escrow itself, the stretch from accepted offer to keys, usually takes 30 to 45 days.
What should I check when touring homes in Bakersfield?
Check the things that cost real money here. My checklist for every home:
- AC: age and size. It works hard here from late spring into fall.
- Roof: age and condition.
- Solar: owned, financed, leased or a PPA. A lease or PPA may transfer to you with a monthly bill and its own approval.
- Mello-Roos and HOA: both add to your monthly cost.
- Pool: equipment age and service history.
- Sewer or septic: some older and outlying homes are on septic.
- Additions: ask if a garage conversion or added room was permitted.
What are contingencies in a home offer?
Contingencies are your protections, and most first-time buyers keep three. The inspection contingency gives you time to inspect and renegotiate or cancel. The appraisal contingency protects you if the home appraises below the price, and the loan contingency protects you if your financing falls through. The standard California contract often uses 17 days, and how long each lasts is negotiable.
How much are property taxes in Bakersfield?
Plan for roughly 1.25% to 1.5% of the price per year, and more on homes with Mello-Roos or other assessments. Ask for the actual tax bill on any home you like. After you buy, file the Homeowners' Exemption with the Kern County Assessor. It takes $7,000 off your taxable value, about $70 a year off your bill. Also watch for a supplemental tax bill, which comes separately after you buy.
